2009 in review….What a year ! ! ! Home prices below $500,000 in OC firmed up and the inventory remains very low. Multiple offers are the norm. Higher price ranges are still feeling the effects of the housing meltdown…over $1 million are experiencing long market times and serious price reductions.
2010 and what’s to come….More foreclosures, for sure, and short sales will become easier to accomplish ! ! ! The word is that lenders will be “encouraged” (by the administration) to guide homeowners into short sales when loan modification efforts are not successful. Some will, some will not. So, look for a continued stream of foreclosures. With the high level of demand we currently have in the OC, expect the foreclosures to get snapped up quickly.
Home Prices to rise in 2010….nearly all of the “prophets” on this subject seem to be in agreement that home prices will trend upward. They vary greatly on how much. Since all are talking about the median price of homes, it is safe to say that all homes will not match this trend. Higher end homes, for example, are continuing to struggle, with homes over $1.5 million ranging from 10 months to 27 months of inventory. Homes under $750,000 have less than 2.5 months of inventory. Of course, homes in this category make up 65% of the homes for sale in the county.
Loan Modifications are not for everyone….But, if you qualify, a loan modification may be your best option. They measure your income against your monthly debt costs and can modify your loan by lowering the interest rate, lowering the principal balance, or both, in order to bring your ratios to an affordable level. If this sounds like something you or a friend or relative might be eligible for, give me a call and I’ll tell you how to get the process started.
First time Buyer’s tax credit extended….and expanded to include some already owning homes. The credits apply to those entering escrow (purchase contract) by April 30, 2010, and closing the purchase on or before June 30, 2010. If you have owned a home for 3 years or more and buy another, the credit will be up to $6,500. Call for details.

More of the same….Housing inventory on the OC continues to wane as sales remain strong. The combination of fewer bank owned properties entering the market place and seller’s reluctance to offer their properties at distressed prices combine to provide an inadequate supply of homes for buyers to choose from. This trend is expected to continue at least until the first quarter of 2010.
First Time Buyer Tax Credit expires Nov. 30, 2009….The National Association of Realtors is lobbying congress to extend this credit, especially since in many markets (like ours), there just isn’t an adequate supply of homes to buy (caused by Government pressure for banks to stall the foreclosure process on those homes that will eventually re-enter the market place). Hopefully, we will hear about an extension in October.
Interest Rates remain low….The Federal Reserve Open Market Committee has left interest rates at the same low level for banks. This translates into continued low consumer interest rates. Mortgage rates, which don’t necessarily follow the Fed actions, are still hovering around the 5% range for 30 year fixed rate loans…what a great time to buy ! ! !
Bank owned properties continue to lead…in Orange County, as of Sept. 17, 2009, there were only 334 active bank owned listings. Couple that with 505 Bank owned properties becoming pending sales in the prior 30 days, we have a .66 months market time for these properties. Compare this with a 2.33 months market time for the County as a whole and you can see where the hot action is.
So, then, are values increasing, you ask ???? Well, not really. In the lower end, they are trending upward, but in the ranges above $500,000, prices are not yet moving. Homes over $1 million are still falling in value, though not as rapidly as before. The next 6 months should provide an excellent window for buying if you are so moved. Just call me to get the process started.
What about selling, you ask???? If you are planning to move up, your timing couldn’t be better. Although you’ll sell at lower prices, you will also buy at lower prices. When the market recovers (it always does), you will be in a position to achieve greater gains in your next property.

Rumor has it….that the $8,000 First time buyer tax credit will be extended past the Nov. 30, 2009 deadline. Senator Harry Reid is saying that he will introduce a bill which will not only extend the deadline, but that the tax credit will apply to all buyers. Stay tuned…
Housing inventory continues to shrink….Here in Orange County, there were only 8,531 homes (and condos) on the market as of Aug. 20, 2009. With 3506 properties accepting offers in the 30 days prior, that means we have only 2.43 months of active listing inventory. Included in the unsold homes are 2,592 homes priced over $1 million. Of course, these high priced homes sell a lot slower, so the lower priced homes are selling at an even faster pace. For perspective, 2 years ago, 17,781 homes were for sale.
Distressed properties seem to have stabilized….By that, I mean that over the past couple of weeks, the unsold inventory remained about the same, at 2,559. This consists of 319 bank owned “REO” properties and 2,240 Short Sales (where the bank is owed more than the property is worth).
Is there a tidal wave of foreclosures coming?….you ask….Well, yes, there is. Trouble is, we don’t know if it will come as a tidal wave, or just a rising of the tide. The foreclosure process has become so cumbersome that the lenders cannot just go through the normal process when someone quits paying the mortgage payments. Since the process now takes up to a year (sometimes more), the flow of foreclosed properties has been seemingly stopped dead in its tracks. However, the banks cannot hold these properties forever without payments, so we will see them flowing back into the market place by the 1st quarter of next year…maybe a wave, but certainly a rising tide.
So, are we at the housing bottom or not?….My view is that we are at the bottom. The demand is so strong right now that it would take a huge number of new properties on the market to drive prices down. I see a very brisk pace of sales next year as these new properties enter the market. So, if you are a buyer, continue to look. It is competitive, yes, but you will be rewarded with the right house at the right price if you are diligent.
